All bookings are made from Saturday to Saturday, unless arranged otherwise. Arrival time is not earlier than 4.00pm.on the first Saturday and departure is not later than 10.00am. on the last Saturday in order to give the cleaners time to prepare the house.

There will be a heating supplement in the winter months depending on oil usage.

Longer winter lets by negotiation.

A non-returnable deposit of 20% of the full rental must accompany this booking form. The balance, together with a damage deposit of £200 must be paid 10 weeks before the start of your booked holiday- otherwise we reserve the right to re-let. Should you cancel after having paid the balance we will attempt to re-let. If successful, your balance will be returned less 5% for costs.
We strongly advise you to insure against cancellation. 

The price includes all electricity, gas, swimming pool, sheets and towels. Telephone costs will be deducted from the £200 damage deposit.  

Owner’s Liability Disclaimer
It is a condition of the letting that the owners are not liable for loss, injury, damage, accident, flood, weather conditions, fire, Act of God, strike, failure of travel arrangements, or any other eventuality beyond their control.
We shall do all we can to repair any breakdown in services, machinery, or swimming pool equipment as soon as reasonably possible, but we accept no liability for any loss or damage caused by such breakdown. The property is let on the understanding that visitors are responsible for their own and their visitor’s safety and no responsibility will be accepted for any person’s safety in or around the swimming pool, trampoline, and garden area or within the house and out buildings.

Client’s Obligations
The client is responsible for leaving the house, its furniture and effects in good condition, clean and tidy, and to inform the owner or their agent of any breakages, damage or problem affecting the house or its contents.
It is a condition of letting that persons staying in the house are jointly and severally liable for any damage caused during their stay at the property.
